The National Association of REALTORS® released a new report analyzing relocation trends during the pandemic. From March through October 2020, 8.9 million people moved according to the NAR’s analysis of USPS change-of-address data. While this sounds substantial, when comparing to the same period last year, only approximately 94,000 more people moved this year than a year ago. The biggest trend was people moving from large cities to surrounding suburbs, with those counties located closest to big cities seeing the highest relocation gains.

In the Twin Cities region, for the week ending December 5:

  • New Listings decreased 2.9% to 851
  • Pending Sales increased 7.1% to 999
  • Inventory decreased 35.3% to 6,748

For the month of October:

  • Median Sales Price increased 12.5% to $315,000
  • Days on Market decreased 23.9% to 35
  • Percent of Original List Price Received increased 2.4% to 100.5%
  • Months Supply of Homes For Sale decreased 36.0% to 1.6

On Tuesday, the Dow Jones Industrial Average closed over 30,000 for the first time based on the good news in the development of coronavirus vaccines. Strength in the stock market, coupled with ongoing near-record low mortgage rates, continues to support healthy buyer demand in the market, though many take a short pause over the Thanksgiving holiday this week.

In the Twin Cities region, for the week ending November 28:

  • New Listings increased 11.2% to 568
  • Pending Sales increased 13.6% to 829
  • Inventory decreased 34.8% to 7,219

For the month of October:

  • Median Sales Price increased 12.5% to $315,000
  • Days on Market decreased 23.9% to 35
  • Percent of Original List Price Received increased 2.4% to 100.5%
  • Months Supply of Homes For Sale decreased 36.0% to 1.6

The National Association of REALTORS® reported that existing-home sales rose again in October, the fifth monthly increase in a row. Total existing-home sales increased 4.3% from September, rising to a seasonally adjusted annual rate of 6.85 million homes, and marking the highest home sales level in 15 years. While home sales activity slows during the holiday season, overall buyer demand remains strong.

In the Twin Cities region, for the week ending November 21:

  • New Listings increased 5.2% to 990
  • Pending Sales increased 8.8% to 1,093
  • Inventory decreased 33.5% to 7,604

For the month of October:

  • Median Sales Price increased 12.5% to $315,000
  • Days on Market decreased 23.9% to 35
  • Percent of Original List Price Received increased 2.4% to 100.5%

For Week Ending November 14, 2020

The Mortgage Bankers Association reported this week that mortgage credit availability increased in October, the first increase since July. Increasing credit availability means that lending standards are loosening, albeit slightly. Overall, credit availability increased for low credit scores and higher LTV loans, with convention credit supply increasing 5.1 percent, while government credit supply was effectively flat. Although the October increase was welcome news, credit availability remains near lows last seen in 2014.

In the Twin Cities region, for the week ending November 14:

  • New Listings decreased 6.3% to 981
  • Pending Sales increased 4.8% to 1,096
  • Inventory decreased 32.3% to 8,004

Realtor.com reported this week that, nationally, the inventory of homes for sale in October declined 38.3% from October 2019, continuing the long-term trend of limited housing availability. Continued buyer interest along with a limited supply of inventory are extending the season of multiple offers on hot properties into what is normally the slower selling season.

In the Twin Cities region, for the week ending November 7:

  • New Listings increased 11.9% to 1,235
  • Pending Sales increased 18.5% to 1,222
  • Inventory decreased 31.4% to 8,298

For the month of October:

  • Median Sales Price increased 12.5% to $315,000
  • Days on Market decreased 23.9% to 35

The U.S. Bureau of Economic Analysis released its estimate for the country’s Q3 2020 GDP, showing the U.S. gross domestic product grew at an annualized rate of 33.1% in the third quarter, reversing much of the decline from COVID-19 seen from the second quarter. However, economists caution it may take a year or more for the gross domestic product to reach its previous highs.

In the Twin Cities region, for the week ending October 31:

  • New Listings decreased 6.4% to 1,161
  • Pending Sales increased 14.7% to 1,246
  • Inventory decreased 32.5% to 8,450

For the month of September:

  • Median Sales Price increased 10.8% to $310,000

Freddie Mac reported that the 30-year fixed-rate mortgage hit a new all-time low this week, dropping to an average of 2.8% with .6 points. Record-low rates, coupled with continued strong buyer demand seen in recent months, should continue to support an active market in the coming weeks in what is normally a slower time of year.

In the Twin Cities region, for the week ending October 24:

  • New Listings increased 8.1% to 1,361
  • Pending Sales increased 27.0% to 1,422
  • Inventory decreased 29.7% to 8,971

Home prices have surged higher in recent months across much of the country. The National Association of REALTORS® reported that their preliminary figures for August show the median sales price of existing single-family homes nationwide rose to $315,000, up $33,100 from a year ago. While mortgage rates have declined in the last year, the increase in home prices has largely erased the benefit of those lower rates.

In the Twin Cities region, for the week ending October 17:

  • New Listings increased 15.3% to 1,533
  • Pending Sales increased 21.1% to 1,441
  • Inventory decreased 29.8% to 9,125

For the month of September:

  • Median Sales Price increased 10.8% to $310,000
  • Days on Market decreased 15.9% to 37
  • Percent of Original List Price Received increased 2.0% to 100.5%

According to a National Association of Home Builders analysis of Census Bureau data, the lot size of new construction homes is getting smaller. The median lot size for single-family homes sold in 2019 was 8,177 square feet, or .188 acres, its smallest on record. While lot sizes vary by region due to population density, the availability of land, and local regulations, shrinking lot sizes is one way to help partially offset the increasing costs of building a new home.

  • Pending Sales increased 25.2% to 1,375
  • Inventory decreased 30.2% to 9,091

As the weather continues to cool, real estate activity slowly cools along with it. While buyer activity is following its normal seasonal trend lower, it remains substantially higher than the same time last year, continuing a months-long trend. Strong buyer demand continues to draw down the available inventory of homes for sale at a rapid pace, leaving buyers with fewer homes to choose from and many sellers with multiple offers.

In the Twin Cities region, for the week ending October 3:

  • New Listings increased 10.4% to 1,702
  • Pending Sales increased 19.1% to 1,493
  • Inventory decreased 29.7% to 9,234

For the month of August:

  • Median Sales Price increased 9.8% to $315,000
  • Days on Market decreased 4.9% to 39
  • Percent of Original List Price Received increased 1.3% to 100.3%
  • Months Supply of Homes For Sale decreased 30.8% to 1.8
